St John’s Close Retirement Village

Residents of St Johns Close enjoy some special benefits:

1. Worry-Free Living

The Parish, through its property Management section, undertakes to fully maintain each unit and the gardens, pathways and parking areas of the Close. This includes all painting, inside and outside, all repairs and/or replacement of carpets, blinds, broken windows and all original fittings such as HWS, gas heaters, air conditioners, gas stoves, smoke detectors, electrical wiring, etc. Our Manager is available for things like replacement of light globes. The units all have strong security doors back and front and a separate lockup garage all of which are deadlocked and keyed alike. The windows are key locked. The units are protected against fire with automatic sprinkler system and smoke alarms and are fully insulated Residents never have to face the need to provide an unexpected lump sum to meet any of the above costs which are all met from funds which are accumulated for these particular purposes in a Deferred Maintenance Fund to which Residents contribute quarterly at a low rate of only $22.00 per week.

2. Cash Savings

When comparing our resident's costs with the equivalent costs of maintaining an average home in the Bentleigh area there are significant cash savings available. These include:

  • up to $55.00 per week on rates, insurance, gardening
  • up to $27,000.00 when compared to buying and selling an equivalent priced house or unit in this area
  • the advantage of a lower price than equivalent retail properties
  • by selling your own home in an area such as Bentleigh you can expect to have a significant cash balance after paying for the cost of our unit. This could be used in any way you think fit, such as to generate extra income or to take a holiday.
